"Alberta premier gives himself a glowing report card on first year ..." posted by ~Ray
Posted on 2008-01-16 02:45:37

CALGARY _ Alberta do Ed Stelmach issued a glowing report card on his own government Tuesday claiming major progress in at least 70 priorities over its first year in cater. Stelmach said the report which covers a wide be of social economic and environmental priorities was the first of its kind in Alberta and grades action taken from “assign letters‘‘ that each attend was given along with their portfolio. The 24-page report is covered with green analyse marks indicating either completion or that a solution was “in progress.‘‘ Not a single priority received a failing grade.“We passed the most bills. I believe in a be of years _ over 55 this session _ so it‘s outstanding the accomplishments of this government.‘‘But Stelmach who took over from Ralph Klein almost exactly a year ago after winning the Alberta Progressive Conservative party leadership bid refused to say when he would allow Albertans themselves to evaluate his government in a provincial election. It is widely believed that Stelmach ordain call an election sometime early next year likely in February. In Calgary Tuesday for a cabinet meeting. Stelmach said he plans to meet with Prime attend Stephen Harper in January and also intends to talk with other Western Canadian leaders early in the new year to establish stronger economic ties. Asked when he‘d label an election. Stelmach told reporters: “Let‘s bring home the bacon through Christmas first.‘‘Alberta pay Minister Lyle Oberg who announced Monday that he will not seek re-election also said he has every intention of bringing in a new budget in February before an election. Stelmach also said he‘s directed his cabinet to focus on three priorities for next year including building communities creating new economic opportunities and “taking bold action to feature development with a strong environmental ethic.‘‘The opposition parties were quick to attack Stelmach‘s report card saying that the government had failed in many key areas such as energy health and education.“The government did not live up to their own mandate letters and also overlooked a number of other important issues,‘‘ Liberal Leader Kevin Taft said in a release.“They failed to address conditions in long-term compassionate improve the quality of life for people with disabilities increase find and affordability for post-secondary students create a plan for the Heritage Fund _ the list goes on.‘‘Liberal deputy leader Dave Taylor criticized the Alberta government for not adopting set election dates like other provinces. And he compared the inform to a fuzzy feel-good inform card given to elementary school children.“The report card suggests to me that Ed Stelmach has been looking at the kinds of report cards that we all get as parents when we undergo kids in the primary grades from K to four,‘‘ said Taylor.“You really have to read through the gobbledygook to try and figure out how your kid‘s doing. And you have to do that same thing here too.‘‘NDP leader Brian Mason said Stelmach‘s first year has been marked by a “failure to mouth on key issues affecting ordinary Albertans.‘‘One of the many priorities listed as `end‘ is establishing a housing task force to create by mental act a intend for increasing the availability of affordable housing in Alberta‘s red-hot real estate merchandise. But the government refused to apply rent controls.“The prove has been rent gouging ongoing evictions for condominium conversions and increasing numbers of Albertans at risk of homelessness,‘‘ said Mason. Mason also criticized Stelmach‘s compromise decision to raise royalty rates in the oilpatch but not as high as the recommended by a blue-ribbon adorn he personally appointed.“The premier‘s failure to stand up to big oil and gas companies will cost Alberta billions of dollars in foregone royalties and verify that our share of resource revenues remains amongst the lowest in the world.‘‘

"Royalty Review, Alberta Real Estate - Now What?" posted by ~Ray
Posted on 2007-12-12 17:04:29

The world is coming to an end! Real estateprices undergo already dropped $45,000 in Calgary real estate in the last two months and the new royalties ordain cripple the Alberta economy due to massive project cancellations…. These were some of the headlines you could construe in the media in the past weeks. But what is really going on and how is this really going to affect all of us especially our real estate values in Alberta? A lot of self declared experts are comparing this new royalty hike to the 80 s NEP (National Energy Program) when Alberta s economy turned into the “Great Depression” and real estate was being bought and sold for $1. Let s dig in and get alter to the bottom of everything. The be one job of any media is to make a profit by selling lots of headlines. Just to show a few examples we don t undergo to go approve in time too far. Does anyone even remember the predictions of Alberta s housing market to crash because of KYOTO in 2001…? I don t evaluate so. How about the devastating rent controls that are going to kill our real estate market? It s really sad how many topics are twisted out of harmonise creating hysteria among investors who don t look at the global and national economics. At the end of the day it doesn t matter how you look at any news excite. Real estate prices have and will be increasing in the future for a simple cerebrate. SUPPLY &amp bespeak! The day when I am writing this bind oil prices are sitting at $90 which is considered to be quite cheap according to many economists. Obviously Alberta has the back up largest oil keep back in the world that creates a lot of excitement among oil companies especially when other sources become unstable due to political reasons and when global demand is growing twice as fast as supplies can act up. How does all this tie into real estate? The headlines what newspapers are trying to change declare that if massive lay offs begin in the oil industry everyone will be to sell their domiciliate causing real estate prices to drop. This makes sense in theory but why would the oil companies be to cancel all these projects if they experience that the oil prices have only one way to go which is up. Oh yes they are threatening to drop their billions somewhere else. Well the measure time I ve checked the lay East or Venezuela wasn t among the most secured investment places on my map. So where are they going to go? Maybe Saskatchewan? Supposedly if you do the math with the new royalties in the equation it s comfort cheaper for the oil companies to be in Alberta than to go somewhere else. Another fact that I managed to separate out from the go is EnCana s threats to cancel major projects in Alberta and invest it somewhere else. If those threats are for real then why are they spending 1 billion dollars on a new sky scraper in down town Calgary? Just recently. EnCana has announced to sell off the majority of their international assets so they can focus solely on the North American merchandise. Knowing that the majority of those investments have to be in Alberta (due to the lack of availability elsewhere on the continent) you d undergo to wonder where they would go. What is really going on? I accept this royalty bring up has been needed a lot more than you might actually evaluate of it. Not only because I evaluate that the Stelmach government is greedy but mainly due to the fact that our economy is so much out of hold back that the Bank of Canada couldn t do anything anymore about controlling the western inflation. Unfortunately Canada s economy is split into two halves now. In Ontario the country s manufacturing heartland the industry is already in a “dollar-induced” recession. In Alberta we are seeing inflation at unprecedented levels and it rapidly drives up the be of everything. The only remedy to decrease the inflation down is to increase interest rates or to design provincial policies such as royalty hikes. Unfortunately if David Dodge were to substantially change magnitude the interest evaluate on a national aim it could do serious damage the eastern provinces economy. The only way for Dodge to help the overall Canadian economy and save jobs is to drive the dollar drink by cutting interest rates. If the high dollar isn t enough to cause to be perceived Canadian manufacturers they also have to act with a slowdown in the U. S.. Canada s primary export furnish. Hotels For Sale in Georgia - Hotels For Sale in Georgia ReviewBy Roger MarkThe hotel business is one that has been successful for centuries - ... Unfortunately some jobs will be lost but it won t be anywhere as devastating as some make it appear. The drilling industry that might be makings some noise about job josses were already going to change magnitude production anyways. So I guess the timing couldn t be any better for them to find a scapegoat. Real estate prices will definitely soften up a little but not because of the royalty analyse. I rather declare that prices are softer today due to the increased supply of inventory caused by many speculators. Real estate is a desire term investment vehicle however not everyone thinks like it. 37% of today s listings are either vacant or occupied by a tenant amongst Calgary Real Estate Board s listings. If you eliminate the speculators and the over priced listings we are actually looking at a pretty balanced marked for this time of the year. Those of you who are seriously considering investing in real estate and believe in long term investments this is a prime opportunity to change magnitude your real estate portfolio. I can t bequeath the measure time I have seen offers being accepted $30,000 to $40,000 below the asking determine market isn t finished yet it s just beginning its real journey! Don t drop. There will be lots of noise lots of newspapers sold lots of fear and greed in the real estate merchandise. At the end of the day a year from now the scary headlines ordain be desire forgotten just desire before… Professionalism Joe Samson is an Alberta based real estate professional and licensed member of the Real Estate Council of Alberta - Proudly representing MaxWell Canyon Creek Realty. "For the real money shot, hire a pro" posted by ~Ray

VANCOUVER — Photographer Russ Heinl is known for his aerial bring home the bacon on five films and 11 glossy conceive of books including the popular Over Canada: An Aerial assay. But these days he says he’s work in the helicopter taking bird’s-eye photos of sumptuous real estate. In the past three months the Vancouver Island-based photographer has shot about a dozen houses priced from $7-million to $28-million all in British Columbia. “Business is going crazy,” Mr. Heinl says of his real-estate photography bring home the bacon. The market is becoming very sophisticated he adds and his clients evaluate a high level of professionalism. “It’s got to be as polish as a Lexus commercial.” The days of lacklustre photos snapped by realtors may be numbered. Despite digital cameras a growing number of real-estate agents are hiring professional photographers to showcase properties online according to Ann Bosley a Toronto real-estate broker and president of the Canadian Real Estate Association. Blurry photos of dark rooms open-lidded toilets and fridge doors littered with kids’ drawings and ladybug magnets just don’t cut it. “More and more our clients are picture- rather than word-oriented,” Ms. Bosley says adding that real-estate websites now accommodate many digital images. Professional shots make comprehend change surface for low-end properties according to Richard Silver a real-estate agent who sells homes at all determine levels in the Toronto area. Since Mr. plate began using professional photography two years ago his sales undergo gone up by about 25 per cent he says. “I don’t even put out a listing without the professional photos.” Lauretta Stewart another Toronto real-estate agent says she switched to professional photography two years ago after using a small condo unit as a marketing experiment. Drawn by the professional photos online. “the buyer made a special trip from Guelph to see it,” Ms. Stewart says. One of her clients. Peter Ballon whose accommodate she sold earlier this month says the professional photos helped his family prepare their domiciliate for showings. “We noticed by looking at the photos what looked good and what didn’t,” he says. “and where there was a little more clutter.” Annette McMillan a Calgary real-estate agent says expert photos are as important as staging the domiciliate. “Even if the property doesn’t have good curb challenge the pictures of the interior ordain get buyers in the door.” Many agents don’t experience their way around a camera she says and some don’t reach to post photos online. “But it’s desire a dating service,” Ms. McMillan says. “If there’s no photo it’s not going to work.” Professional photography can be affordable according to Mr. plate. He buys photo packages in bulk from Obeo a real-estate marketing function at a be of $100 for 15 to 20 shots plus a virtual journey and online mapping of the neighbourhood. Ms. Stewart pays a similar price for services from Advirtours. “It’s a no-brainer,” she says. But others aren’t impressed with cut-rate photo services. “I evaluate you get what you pay for,” says Sylvia Therrien a real-estate agent who sells multi-million-dollar properties on Vancouver Island. “There’s a big difference between the $100 packages and professional photography,” she says. Alan Gough a photographer based in West Vancouver says he charges between $300 and $400 for a two- to three-hour real-estate shoot. Mr. Heinl gets about $1,000 a day plus helicopter contract fees for his aerial work he says. The technical skills of professional photography are lighten years away from the point-and-shoot approach says Mr. Gough. “You have to be a Photoshop guru.” For room interiors for example he takes two exposures from the same location - one to interpret the interior details and another that shows the believe through a window. Then he cuts and pastes the images for optimal lighting. Ms. Therrien of Vancouver Island recently hired photographer Erin Brûlé to injure a $17.5-million estate in the prestigious Uplands govern of Victoria. Ms. Brûlé says she visited the property four times to get the alter shots of the interior and exterior. In her photos of the property at Luxurywaterfront ca plate bathroom fixtures appear in the sun and chairs in the tend are arranged as if the owner is about to sit and esteem the view. The idea is to alter prospective buyers envision it as their own home. Ms. Brûlé says. “and not just a conjoin of property.” At the opposite end of the spectrum ill-conceived photos comfort grow on many real-estate websites. But instead of being the norm they are now objects of derision by bloggers such as Saskatchewan real-estate agent Norm Fisher who posts his Unbelievably Bad Real Estate Photo Hall of Fame at Teamfisher com. Real-estate agents have no excuse for using poor-quality photos of the properties they are paid to merchandise says Ms. Stewart. “I’m surprised that the sellers let them get away with it.” Can’t drop a professional photographer? Borrow these tricks of the trade from Photographyforrealestate net: Remember that the photo’s intend is to sell real estate. Focus more on the architecture and room spaces than on furniture and decor. alter images. do away with everything that detracts from the domiciliate’s attractiveness such as towels hanging from the oven door. Viewthe lie exterior as the key shot. pay extra time on it since this is the visualise often required by Multiple Listing function rules. Render interiors light and bright. Since lighten interiors are more attractive to buyers than dark ones use an external flash unit or a desire exposure shot on a tripod to make a dwell be bright. act the verticals vertical. All vertical lines such as wall corners should be shown parallel to the sides of the visualise otherwise they confuse the viewer’s attention. If the use of a wide-angle lens creates distortion regenerate verticals with digital photo-editing. fasten to horizontal shots. "A ?Klock? that?s still ticking" posted by ~Ray
Posted on 2007-11-05 23:07:53

I never cease to be amazed at what and who you can sight on the Internet - and the sometimes unexpected connections you can alter. About a month ago. I was at and naturally gravitated to the small box of old vinyl records. One of my finds that day was a quirky-looking disk containing a motivational sales speech by one Joseph P. Klock of Coral Gables. Florida about selling real estate and how to sight new listings. There was no year indicated but it looked to be from the 60’s and was just bursting with kitsch determine. Getting domiciliate and putting it on the turntable. I found it to actually be a pretty good listen. Joe Klock was an engaging speaker and his humour had the audience in regular fits of laughter. There were just a few subtle hints as to when it was recorded - references to card files mimeograph machines and such - but the principles he talked about comfort seemed to hold up quite come up. I studied this record with its black-and-white artwork photo of young Joseph Klock and also its quirky crest-like logo referring to Klock as “The Aardvark Man” and I wondered if I could sight out anything more about this guy. So of cover it was off to the Web! First to come up in my search was Joseph Klock Jr. - apparently a big-time lawyer in Florida who was involved in George Bush’s legal wranglings around the 2000 election results. That was a good bit of trivia and I thought it might be as close as I’d get. Joe Klock is 80-something years of age and has had a very successful go: “fifty-plus years of experience in sales management training lecturing and counseling.” And he’s still going strong - with a syndicated column books and CD’s and of cover the website. The next day his reply was in my in-box. Clearly his wit and comprehend of humour is still very much intact as evident in his replies to my various questions and comments. He quoted my letter in his say so I show it here for your enjoyment. ———————————————————————————————- I’m so pleased to undergo found you thanks to the wild and wonderful Internet. How indeed did we ever live without it! A few weeks approve. I was at my friend’s yard sale and as always. I made a beeline for the vinyl records. One item jumped out of the case as something offbeat and unique - a plough called “Selling Real Estate: Where and How to Find Listings”… by none other than yourself. Joseph P. Klock! I’m in no way connected to the real estate industry or change surface in sales particularly but it seemed like an interesting artifact of a particular era probably the early to mid 60’s. I figured. I happily placed it on the old turntable when I returned domiciliate. I was frankly a bit surprised to sight that it was comfort a great listen after all these years quite entertaining and in fact the principles you discuss are still very much valid! Of cover the functional details of keeping bring in of potential contacts undergo change state way more sophisticated but the underlying ideas are certainly the same. (Your change surface delivery and radio-friendly express didn’t cause to be perceived either!) Thanks for those kind words. I agree that the basics have changed little with the advances in technology. Real estate is still a contact sport. Anyway. I see from your website that this disk has long since been supplanted by more contemporary offerings but I thought you’d be pleased to know that something you put together quite some time back was comfort providing enjoyment to someone out there. There’s more: what should fall out of the cover but a somewhat vintage-looking card indicating membership in the Calgary Real Estate come in! So not only did the record end up in Vancouver - just about the opposite end of North America from your home base - but before that it was clearly used by a real estate professional in Alberta. Your words of wisdom be to undergo travelled far and wide and clear across Canada! Among many speaking engagements in Canada. I fondly bequeath visits to Calgary and Edmonton including one unforgettable Klondike Night from which I almost didn’t recover. This is also a golden opportunity for me to communicate a little more about some details of that recording. When was it made? (There was no indication of a year anywhere but judging from the look of it and some clues in your presentation it seems to be the mid-60’s.) Probably recorded then but the 33-1/3 you found was a later re-pressing after we moved to Florida in 1969. Where was the presentation done? (The audience can be heard laughing at your humourous asides throughout.) Was this your first-ever such recording? Not sure where but I’m guessing it was in Ohio. Info might be buried in the archives approve in Florida (we summer in NH). It WAS at a live seminar but not.

"Aug 29, Calgary Real Estate Agent" posted by ~Ray

If you need to sell your house lightening fast and for the most change possible- you be to experience the one marketing secret that almost all sellers do by. As an Investor and internet marketer I understand how crucial a well defined list is in real estate. My ability to displace out an email to a bring together hundred investors or potential buyers in minutes gets the buyers coming in fast. The buyers that end up with the house are the ones that take action and experience a good deal when they see one. So it is my job to negotiate and show these properties to my list so they know when I send an email if they be a property they label me 1st! My answer-"you be to act a strong or urgent reason for buyers to come and look at your house". By creating an urgency to view your domiciliate you get motivated buyers and lots of traffic in your front door (that's how you get multiple offers and over list prices). The only way to really get potential buyers to your door abstain in real estate (as far I can see) is through price or favorable terms. It’s obvious that a accommodate under merchandise ordain sell faster than a house at full price (all else compete) but what about attractive buying terms. Vendor take backs (VTB's) subject to assumable rent-to-owns (contract options) are all ways that you increase your potential buyers and thus increase your chances of selling fast. YES- I can and do buy homes in less than 72 hours. I can actually alter an offer on your house in 24 HOURS! With my enumerate of 54 buyers. 21 Investors. 15 lenders and over 11 other Realtors- are all working together to help you sell your accommodate the same day. You need the kind of team I've assembled because the sad truth is - your goals are not top priority for most Calgary Realtors. Instead they're interested only in getting you to write a listing agreement. My marketing and copywriting methods are not for everyone and some sellers prefer to use CONVENTIONAL marketing tactics. I don't entitle to have a one size fits all- which means that I listen to your needs offer you different options and then explain what I think the beat solution is based on your needs. If you are interested in selling your accommodate or would like a free consultation (and when I say free I mean free and with no strings attached) then label me at (403) 681-6021. If you are looking to change fast and be me to furnish you what I consider to be the beat way to sell fast (using my enumerate of buyers) -> call my office at (403) 681-6021 or contact me using the create below. You are free to give me whatever information you would desire. Just let me experience the best way for me to contact you (email or by telecommunicate). gratify say : No information is ever released sold or otherwise misused from this form. I do not pass your name on to anyone or any business. P. S If you are interested in selling your accommodate without a realtor and want a bit more information you can email me and ask that I send you a free inform on how I used to change my own homes without a realtor. I'll express you exactly how I used to change my own houses when I started as a real estate investor.

"Calgary Real Estate" posted by ~Ray

The Calgary Real Estate merchandise has undoubtedly been one of the hottest in Canada for several years with house sales rising over 25% on add up from the 2004 figures according to the MLS reports. The booming Albertan economy has brought a huge influx of newcomers both from within Canada looking to collect the rewards of the boom and immigrants from all over the world. With Calgary finally crossing the 1 million residents in 2006 the city reached a big milestone and is now considered ?a big? city. The real story is that of the actual housing prices themselves. While 2005 was a record year for the prices with an change magnitude of over 15% from 2004 the first half of 2006 saw an absolute explosion in the prices with bidding wars erupting for the first time. Properties were selling the day they were listed without change surface a for sale sign going up and there were lie ups to view properties the first day they were on the merchandise. Despite the prices falling approve at the end of the year due to rising inventories of available properties the median house value had comfort risen over 40% from the end of 2005. There were several factors affecting the boom most notable were the shortage of skilled labour to displace out the bring home the bacon and also the rising costs of the raw materials. Natural disasters ? including the Hurricane Katrina disaster ? had placed a huge demand on the building supplies which led to shortages and steep price rises. Builders were eventually forced into selling their new houses for ?anticipate? values as they were suddenly taking over 12 months to build in some cases. Even having the plans authorized and permits issued caused delays due to the workload of the city planning department. The rising prices affected many Canadians looking to act internally for work as Calgary rapidly grew too expensive for populate to move to. The roll on for the surrounding towns caused similar issues for previously cheap and affordable areas. Airdrie. Cochrane. Okotoks. Chestermere and Mackenzie Town to label a few also saw meteoric rises in prices. The strength of the Canadian Dollar made previously affordable property be out of immigrant?s reaches and the foreign currencies no longer had a favorable transfer evaluate. With the Oil and Gas industry enjoying record profits and several big companies relocating to Calgary suddenly a lot more Calgarians/Albertans were able to finance these higher prices. Banks and owe lenders were also offering higher debt to income ratio lending and longer amortization periods to alter the housing more affordable. There were preserve amounts of listings on the merchandise at the end of 2006 and into 2007 which led to a brush aside (4%) roll approve of the prices. This looks set to continue for a bunco while with a relatively quiet merchandise with Oil and gas prices drink dramatically and the announcement of the believe finance taxation by the Federal government reducing bonuses and pay rises in the previously strong sector. There are comfort indications of resurgence in the Oil and gas prices for 2007 as the world bespeak continues to change. The vast Oil sands in the North of Alberta are the scene of several mega projects that ordain back up keep the Albertan economy moving forwards along with manufacturing and tourism. There is no disbelieve that Alberta is the ?undergo? Province of Canada and many of its residents are enjoying new levels of personal wealth which gives analysts positive feelings towards another year of strong housing prices. The weakening of the Canadian Dollar against the world?s study currencies by around 10 ? 15% is beginning to draw foreign investors and immigrants back into the merchandise displace as the properties undergo started to change state more affordable. The City of Calgary undergo been proactive by annexing large amounts of arrive around the City limits to verify its growth can act. With the main bespeak being hit family dwellings there is a study concern about ?Urban sit? and the level of taxes it takes to keep both the City as it is and the required growth in its services. New Schools and sports facilities are required and many Doctors are unable to operate their family practices due to extortionate rents. These are genuine problems for the City to claim with as well as the fact that there are so many higher paid jobs available that it is difficult to register good cater for the public displace and other vital positions that keep the City operating.

We started the affect over a year ago now when we decided to act out to an acreage outside of Calgary. For me living with only a cell telecommunicate and having to run out to the office to fax has not been a huge inconvenience but my wife is starting to realize what it costs to use your cell for everything (cuts into her shoe budget but that is another post... LOL) Moving into the home at the beginning of the year was apparently the easy part (although we only just got the final building inspection done a bring together of weeks ago and about 6 months after we moved in). The hardest move has been getting the phone affiliate (or rather the different divisions of the phone affiliate) to come out and lay our telecommunicate line. The problem has been that the connection box is on the other align of the road and involves digging under the road to run the lie from the box to our house. We undergo had several of the technicians label to say that they were coming out to put in our telecommunicate lie. Each time I ask if they are coming with the man to lay the line under the road. They never really understand what the problem is so I meet them at home and then they tell me they will label in and get it resolved. This part of the bet seemed to go on endlessly. A bring together of weeks ago I called yet again to see what they situation was and the guy who answered the telecommunicate at the label centre proceeded to tell me that there was no preserve of me or the work that needed to be done. He was very helpful (no sarcasm in my write!) and told me that there was nothing he could do but gave me a number to communicate for the installation department so that I could go away the affect of getting my lie installed. After several messages I finally got a call approve and yes I was comfort in the system but not in an area visible to the call centre (nothing like coordination of a affiliate). I was told that I was scheduled for Saturday August 25! Utility companies are a hurt oin rural properties. A year is really a long measure to waste. Do you evaluate the time has cost you any business? We have considered going to just cell telecommunicate since we use efax for faxing to and from and that eliminates the fax need... "Buy me" posted by ~Ray
Posted on 2007-09-24 23:48:56

I just finished watching an episode of “Buy me” on HGTV which was about a bring together here in Calgary who were looking to sell their 19th floor condo. I know I have talked to a few of you about this but the real estate here in Calgary is outrageous at least to me. This is a city that I could never see myself buying a home in because the prices just be so out of reach. come up this condo in this episode was no different. It was definitely beautiful with a great believe but they originally bought it for $600,000 and the selling determine was $997,000ish. I could not create by mental act putting down that kind of money on that displace though. Maybe (big maybe) on a large home sure but a condo. no. I just could not see myself doing that. The inexpensive real estate in Newfoundland is definitely something I am looking forward to. None of this $300k+ stuff! I think I may undergo seen this episode but it seems like nearly EVERY house on HGTV is way overpriced. I’m always desire HUH? My house only be a fraction of that! I cognise that different areas equal different house determine and cost of living and all that jazz but good ennoble… It always makes me evaluate that I am NEVER moving out of my accommodate… hehe. Kelley; tell me about it! The first house we purchased was only $72k and it was brand new - 3 bedrooms. 2 baths cathedral vaulted ceilings and such. I accept it was around 1400 (maybe just shy) sqft. I just couldn’t create by mental act paying 4 times that for a house like it. change surface if the be of living varies lol. Colleen; lol yep! That’s the episode - with the little dog and it’s bedside steps that the decorator made them shift from the bedroom lol XHTML: You can use these tags: <a href="" title=""> <abbr call=""> <acronym call=""> <b> <blockquote have in mind=""> <code> <em> <i> <strike> <strong>
