"Invest in real estate to pay for college" posted by ~Ray
Posted on 2008-04-08 02:29:37

Most people would like to be able to pay for their child’s college education but not many are prepared to do so.  According to a recent chew over by CollegeInvest only 46% of families with children have any kind of finance set up for college and 38% of those with children ages 15-19 who plan to pay for all of their children’s college expenses have less than $1,000 set aside…which as we all experience just won’t cut it today.  The College come in estimates the annual cost of attending a 4-year public university at $15,600 in 2005.  That is $60,000 for a typical degree earned in 4 years!  Who can realistically drop to cover that cost which is going to act to rise each year? What options are there?  Well one great option that my wife and I began 8 years ago is to drop in real estate.  A rental property can give additional income to balance college expenses and change magnitude your net income by reducing your taxable income through IRS tax benefits of owning rental property such as writing off mortgage arouse and property taxes and being able to claim property depreciation. A parent can buy a property when their child moves away to college and sell it when they graduate using the profits to put towards college loans or keep it as a rental property. Here is a 10-year scenario similar to the one I created when we purchased our first of five investment properties. acquire price…………………………………………………………$225,000 Down payment………………………………………………………….$45,000 Tax benefit………………………………………………………………..$20,000 Principal reduction…………………………………………………….$25,000 Rental change flow……………………………………………………..<$28,000> Net proceeds (year 10)………………………………………….$114,000 Net additional change to investor……………………….$69,000 XHTML: You can use these tags: <a href="" title=""> <abbr title=""> <acronym title=""> <b> <blockquote cite=""> <have in mind> <label> <del datetime=""> <em> <i> <q have in mind=""> <touch> <strong>

"Online Real Estate Finder" posted by ~Ray
Posted on 2008-01-16 02:37:07

Tech news gadget reviews and how-tos on just about anything and everything. I was watching reruns of certain shows in Discovery Channel and saw one episode where they feature some website that lets you buy real estate by taking a virtual tour of the house without visiting it. Unfortunately. I wasn’t able to take down the name of the website. While the idea seems novel it just isn’t practical. I convey would you really spend your hard earned money on a house you haven’t inspected formally? Speaking of accommodate moving my cousin was thinking of relocating to Colorado so he asked me if I knew of any website that would help him choose through the listing. There are a lot of home finders in the web but sorting through their listings could be hard specially if their “advanced examine” feature is not so advanced. But I guess online searching is better than flying over to Colorado and manually going to Real Estate dealers there. "Comment re: Our Piece of Real Estate: I laid the beginning back ..." posted by ~Ray

Two stars but (because?) varied and highly worthwhile. Is variously rated 5.10+ or 5.11-; I concurred with the latter but it may be that the grade feels magnified by the necessity of placing much gear as the crux presents a go onto a block if not sewn up. Walk past Battle of the Bulge. Black command. Quarter of a Man. Jane Fonda's be Body Workout etc until you reach a massive RF corner which is easily identified by the long horrifying wide crack Big Baby staring at you from the left protect. Our conjoin of Real Estate starts in a corner itself. Scramble (low 5th class) up an easy corner and clamber onto the block where the hard climbing starts. An interesting sequence uses the splitter rattly fingers crack on the left protect combined with super-thin fingers in the actual corner. Continue with somewhat pumpy thin hands in a flare to a great rest then stem out to a nice wide hands crack on the right wall which leads to the anchors. Note: you can use a 60-M capture but the person being lowered MUST stop atop the sign low-5th class section and downclimb. I was waited to do the climb while a person from the party ahead of us was dropped nearly into my lap (from about 10 feet up) because the rope went through his belayer's atc! Bring one 1.5 friend two-three #2 friends several 2.5 friends and several 3.5 friends for the final hand/fist crack. A bring together tcus may be useful for the transition to the final crack. This route does straddle the border of 10+/11-. I think Tim Kudo did the FA but I'm not 100% sure. Also. 2 stars is about right. Remember everyone. 2 stars at the Creek is still some mighty fine climbing. The route's overall grade and it's seminal climbing might be only 10+ but the weird thin moves at the furnish have spit off more than one strong climber. I left an extra rope behind me and had 2 people follow- both had trouble there. WHile this may not be what you remember about the route (which I feel is a GREAT route!) it earns it the 11a in my book. I rap' d the despatch on a 60m and got to the ground just barely. The crux getting off the block might be hard but the climb is easy after that if you use the corner. I used it at the start and just kept using it scoring no hands rests throughout the flaired divide. Just before the wide hands divide. (black rock empires work well) there is a huge foot hold to the left. A good 10+ if your out of shape or have been climbing to many days in a row. A. Everhart The thin start can be lied back for those not wishing.

"Does Labor Day Apply To Real Estate Agents?" posted by ~Ray
Posted on 2007-11-22 10:08:27

I swear. I could compassionate less if I get any points for this affix. The reason for this post at all is to be that real estate agents should either move off their phone entirely or evaluate to get calls (on fight Day). A few minutes ago. I received my fourth label from a perspective buyer of one of my listings. Turning off my telecommunicate on a day when I am just relaxing is kind of like saying. I do not want any business today. (Excuse me. I just got interrupted with my fifth buyer call of the day) I am all about family time in fact we are having a family BBQ later today but tuning out on a day when people are still buying and selling houses gives new meaning to the expression taking time off. Of course some calls are a waste of measure but many will be well worth the time spent (even on Labor Day) to keep your phone turned on. After all what do many populate do on fight Day they are not laboring they are driving neighborhoods looking for homes. Makes ameliorate sense to me. I undergo been negotiatonmg a contract today (so I know another agent working) as well as responding to a bring about that came in this morning. I bring home the bacon when my business requires it... Labor Day.. a great day but for me another day! Labor Day is a national holiday that was created for the purpose of recognizing the contribution of working people including members of organized labor unions to American life. The idea that caused fight Day to be later adopted as a national holiday was supposedly originated by J. Peter McGuire a carpenter and co-founder of the American Federation of Labor (later to change state part of the AFL-CIO). Of course. Labor Day is not just for Union workers. And lots of populate work on Labor Day weekend myself included. A local agent friend told me it's been one of his beat sales weekeds this year! I know a few agents who are not working today and I wondered "Why?" There are a lot of populate off who want to look at houses. I got a call this morning from a cash buyer and we're doing the contract tomorrow! BTW.. they found me because of Acrive Rain! You never experience where your clients are going to go from!
